What a cleaning invoice should include

Hourly vs. flat rate

Both are easy to bill. For hourly work, list hours × rate ("General cleaning — 4 hrs @ $45"). For flat-rate jobs, use one line per service with the agreed price. Flat rates tend to be simpler for recurring residential clients — the invoice looks the same every visit, and there's nothing to dispute.

Billing recurring clients

For weekly or bi-weekly clients, invoice per visit or roll the month into one invoice with a line per visit and its date ("Standard clean — May 6", "Standard clean — May 20"). Give each invoice its own number so both sides can reference it, and keep due dates short — residential cleaning is usually paid on receipt or within 7 days.

Commercial and move-out jobs

Commercial clients and landlords often need the service address, the date of service, and a clear scope on the invoice before their bookkeeper will pay it. Spell out what the clean covered ("Move-out clean — 2 bed apartment, incl. oven and windows") rather than a bare "Cleaning services" line.
